Resource Consent Application - Apartment Block

New Plymouth District Council has received a resource consent application to construct an approximately 25m-high, seven-storey apartment block at 13 Regina Pl, New Plymouth.

Applicant:  Dawson Developments Ltd
Agent: Architects Ian Pritchard
Legal description: Lot 2 DP 8836 (adjacent to the Coastal Walkway).
Plans: Available to view at the Civic Centre, Liardet St, New Plymouth.
Proposal:  To construct a 25m-high, seven-storey apartment block at 13 Regina Pl, New Plymouth. In addition, air conditioning equipment would be located on the top of the building. The proposal includes:

  • Parking on the ground floor and a four-bedroom apartment on each floor above.
  • Outside car parking and landscaping.
  • The removal of an amenity tree (banksia).
  • A three-storey dental surgery on the adjacent site on St Aubyn St.

This application was notified on 6 September 2008 and incorrectly described the proposal as a 22m-high apartment block. The application states that this 22m is the height above the street level. The plans show the building to have an approximate height of between 20m and 25m above ground level excluding roof-mounted air conditioning equipment. The application is unchanged from that initially notified. 

The approximately 25m-high building will exceed the District Plan’s 10m height limit for the Cameron St urban viewshaft (Section 3) and the Business B Environment Area.

The proposal does not provide the required landscaping along road boundaries or the required car parking spaces.

This application is notified under Section 93 of the Resource Management Act 1991.

The application can be viewed during normal office hours at the Civic Centre, Liardet St, New Plymouth or at library and service centres at Queen St, Waitara or Rata St, Inglewood.
