Outstanding Building Consents

Under the Building Act 2004, you have two years from the granting date of the building consent to complete your building work and have a code compliance certificate (CCC) issued for it. A CCC provides a guarantee of the quality of building work done and will help you insure your property or sell it in the future. 

What you need to do

You must to notify us as to the status of your building work.

If your work is finished: Please contact us to arrange a final inspection. You will need to complete the Application for Code Compliance Certificate form and either return it to us by post or give it to the building inspector who undertakes your final inspection.

If your work is still progressing: You can apply for a time extension. You must tell us why you need an extension and the expected timeframe for completion. An administration fee of $38 will apply and will be added to your account.

Please contact us to talk about your options.

If we do not hear from you, we will consider your building consent inactive. For some type of building work, we may decide to undertake enforcement action e.g. issuing a notice to fix, issuing an infringement notice, or prosecution.

No CCC will be issued for the building work and an invoice will be sent for any outstanding costs. When you have completed the work, please contact us to re-open and discuss your file (additional fees will apply). 

How may an inactive building consent affect you?

If your building consent file is made inactive, this information will be made available on any land information memorandum (LIM) issued for your property. This may affect the value of your property, the validity of your property insurance and may also make selling your property difficult.
